Up to 50 Swedish families and disabled have been cheated in a property scandal in Thailand. The investors were dreaming about owning a peace of paradise in Bang Phra, but according to the Swedish tabloid Expressen they lost millions of Swedish Kronor in deals with Thai Care, a company dominated by the Swedish citizen Mr. Curt Timhede.

The sale of three rooms apartments and villas started in 2006. Costumers liked what they saw on exhibitions and the Thai Care website. Swimming pool, rehabilitation center, tailor, security, everything was designed to suitable for families with children, people with handicaps, and elderly people.

The buyers felt secure with the Swedish speaking sales staff. And happily they made the needed payments up front, to get closer to their dreams.

According to Expressen, the money started flowing the very same year, when every signature from a buyer was followed up with a down payment from 100.000 kronor up to 1.000.000 million. The selling continued, and therefore the money kept flowing in 2007.

Expressen mentions a total of 30 million Swedish kronor.

The first apartment was promised ready in the middle of the 2006/ 2007 season. But one month after the other went by, and nothing happened. At that time, the buyers had no ideas about the financial disaster.

Curt Timhede, had, according to Expressen, previosly gone bankrupt three times in Sweden, therefore has a huge debt to the Swedish State (Kronofogeden). And he never told his costumers, that the money was gone down the drain, out of the project. Living in a village further down the cost, in the village of Bang Sare, he just kept silent.

To the Swedish tabloid he insists, that it’s not only the costumers who have been lured. He is innocent. Its other people, who destroyed the project.

Mr. Timhede claims, that he has been cheated by his Thai partners. Partners he had to involve, because it’s illegal for foreigners to own land in the Kingdom. The Swedish business man says that the problems are rooted in the cooperation with a mysteries Thai woman, whom he had known for several years.

Mr. Timhede, his to sons who are Swedish citizens like him self, and the Thai woman registred a company. And, again, according to the Swede, and the Thai woman’s husband faked Mr. Timhede´s signature. All of a sudden, the Thais were in total control.

If there still was even the slightest hope among the buyers to at least get some of there money back, it’s now gone for ever.

The official papers at the land department in Thailand, says very clearly that the ownership of the land is taken over by the bank, who did lend out the money at the beginning of the project.

Неудивительно. Массовое увлечение покупкой непостоенной недвижимости в конечном счете выливается в митинги обманутых соинвесторов.

причем строил его К-Тек ,довольно резво,на удивление.

К-Тек тоже не справился с оборотами - на сегодняшний день там несколько сотен миллионов убытков и прочие банкротства.

K-Tech Construction will seek protection under the Central Bankruptcy Court after announcing net losses of 977 million baht for 2007. The construction company told the Stock Exchange of Thailand in a statement yesterday that directors on Tuesday had approved ''entering into rehabilitation in order to obtain protection [from creditors] and to prepare the rehabilitation plan for the debt restructuring under the Bankruptcy Act as soon as possible''.

K-Tech, best known for building some of Thailand's most luxurious hotels, is currently facing possible delisting from the SET due to its financial problems.

Its financial losses for 2007, equal to 2.11 baht per share, jumped sharply from losses of 18.35 million, or 0.04 baht per share, in 2006.

The SET said yesterday that shareholders' equity for K-Tech was negative 169 million baht, putting the firm in danger of delisting.

Auditors also issued a disclaimer on the company's 2007 financial statements due to the inability to ''obtain sufficient supporting evidence from the K-Tech management in the form of appropriate documentation and explanations with respect to the revision of construction terms, total estimated project revenue and costs.''

The SET said this had forced the company to reduce the amount due from customers for contract work and construction and installation contracts by 685 million baht for the year. K-Tech was also forced to set up allowances for trade accounts receivable and retention receivables of 149 million baht.

Auditors also had not received confirmation letters from K-Tech creditors representing obligations of 492.69 million baht, and noted ''the existence of material uncertainties which may cast significant doubt about the [company's] ability to continue''.

The SET noted that the Securities and Exchange Commission could force K-Tech to amend its 2007 financial statements due to the auditors' disclaimers.

Shares remained suspended yesterday with a notice pending (NP) attached in light of the potential delisting. The SET will review whether the company could be subject to delisting by April 22.

Shares of K-Tech, suspended from trade since last November for its failure to submit financial statements, last traded at 1.16 baht each. The company is trading just off its 12-month low, and over the past three months has fallen more than 28% in value compared with a 0.7% gain for the broad SET index.

K-Tech directors also announced the appointment of Porntat Amatavivadhana, a long-time investment banker, as a director. He replaced Suprangporn Thumsujrit. Donald Ian McBain was also named a director and audit committee member, replacing Michael Brian Sinkinson.

Established in 1997 by Norair ''Bob'' Der-Kevorkian, K-Tech listed on the SET in February 2004. Mr Der-Kevorkian died in 2005. His son Dominic is currently the managing director of the company.

K-Tech Construction is seeking new partners as it attempts to restructure debt to address its short-term liquidity problems.

The SET-listed company was facing a cash-flow crisis after two construction clients defaulted on payments, said a source close to the company.

''The payment defaults have affected K-Tech's additional investment plans and its ability to cover short-term liabilities,'' said the source.

Hundreds of K-Tech employees rallied at the Labour Ministry on Wednesday to seek official assistance after going unpaid for more than two months.

''Basically, K-Tech needs to restructure and write off its debt and seek new investors,'' the source said. ''But I think the company can avoid a formal court-supervised restructuring.''

K-Tech Construction was established in 1997 by Bob Kevorkian, who died in 2005. Listed in 2003, it reported losses of 117.41 million baht on revenues of 1.78 billion for the first half of 2007. The company posted a 2006 loss of 38.12 million baht on revenues of four billion.

Liabilities as of June 2007 were 2.49 billion baht, compared with assets of 3.33 billion.

The company has been suspended from trade by the Stock Exchange of Thailand since last November for its failure to submit financial statements for the third quarter of 2007. The shares last traded at 1.16 baht each.
