Спасибо, вроде вижу, что пытаются все сделать по закону, но это как-то странно.
К сожалению, не получилось скрыть текст, ниже цитата из договора.
3.The payment of the rental fee shall be by cashthe tenant agree to make pay on the agreement
date.
4.Late payment any month shall be subject to interest at 1.25% per month on the unpaid amount
calculate from the Original due date. ( 1000 Baht/day) Should the Tenant fail without justification
to make rental payments by the due date of the not late than 10 day later payment, if tenant not
pay in 10 day late the lease agreement will be finish. The Tenant may be deemed to be in default
and the Landlord shall be entitled to immediately terminate this Agreement without prior notice,
and/or to immediately suspend or terminate, in accordance with the Service Agreement, The
various services, such as air-conditioning, electrical and water supply, Telephone, or any other
communication services, and any general service regularly provided to the Tenant or to the leased
premise, as he sees fit, and the Tenant shall not appose nor contest such termination or
suspension, and shall not claim any compensation whatsoever from the Landlord for any damage
or inconvenience arising out of such action.
5.The lessee gives a deposit in the amount of 40,000 baht ( Forty thousand baht only ) As security
for any damage or loss the Lessor may suffer due to the breach, non- performance or nonobservance by the lessee of any covenants herein contained. When this agreement ends and
there is no damage to the Premises, The Lessor shall refund the deposit to the Lessee after check
property. Notwithstanding the foregoing, if the termination of this agreement is not caused by the
Lessee’s fault, the deposit sale be refunded to the Lessee in full after have check the property.
Lessor rents the house assuming that all electricity, plumbing, and water system are well working
at the time of rental. But if there are problems with the electricity, plumbing, or water system, the
lessor will take full responsibility
Мой английский, к сожалению, не очень. Но я же правильно понимаю, что если мы не платим то, через 10 дней договор расторгнут и все? А вся компенсация если и будет то из депозита, который мы тоже не платим. По факту даже если указать сумму равную, той что заплатили мы за 5 дней, я же заплатила ее аирбн, а не хозяину, что тоже некорректно.
Сумму меньше указывать не хотят "Please ignore about amount in lease agreement, it is for show to building staff only. They know about monthly amount of this room."
Спасибо, всем за помощь... Квартира, мне конечно нравится, но уже думаю об отмене брони...
